Casual Letting:

  3. Refer to our tenant database for a pre-approved tenant

  4. Arrange viewings and showing of the property

  5. Detailed credit check and reference check of previous landlords, employment, and character references.

  6. Provide a comprehensive application form to be completed by prospective tenants

  7. Signed tenancy agreement on your behalf

  8. Take first weeks (or 2 weeks) rent on your behalf and deposit into your nominated bank account

  9. 4 weeks bond collected and paid direct to the Department of Building & Housing

  10. Initial inspection report and photos can be conducted if you desire (there will be a further cost to do this)

  11. Provide all relevant tenant documentation on completion of the handover.

Short Term Rental

We specialise in short term rentals of 3 plus months.  Some owners have fully furnished homes that they wish to have occupied. We can find the ideal tenant who is happy for a short or long term period.


You may have a beach property or bach that you wish to rent out for 8-10 months of the year and have it vacant over the holiday periods for your personal use.  We can also accommodate those requirements.


Are you trying to sell an investment property that is currently vacant?  To help with the cashflow do  you need a short term tenant that is flexible enough to allow viewings so you can still actively market the house?

Cost Savings

The average rent in Whangarei for a 3 bedroom house can achieve a rental of approximately $400.00 to $450.00 per week.  A typical property management company can charge up to 10% + GST on the rent received which would cost approx. $46.00 per week or $2392.00 per year.  There are also other costs that some management companies are charging which is an advertising fee of 1 weeks rent + GST every time a tenant vacates a property to help with the cost of acquiring a new tenant.


At CRS the cost to you to secure a new tenant is one weeks rent plus an admin/advertising fee of $150.00 and includes all the necessary paperwork, bond lodgement and tenancy agreements.
